The Branch Manager plans and directs the operations of an escrow closing office to achieve profitability and to maximize service and market penetration.  

DUTIES AND RESPONSIBILITIES 

  • Coordinates with sales management the planning and implementation of marketing programs to increase escrow service revenues.
  • Periodically audits escrow files to verify closings are being processed in accordance with company guidelines.
  •  Answers very complex question regarding escrow and closings.
  • Keeps management informed of potential claims or loss situations.
  • Maintains relationship with customers through sales calls, lunches, educational programs, etc.
  • Assists closers with sensitive customer relation problems and resolving customer complaints.
  • Plans procedures and assigns, supervises, trains, coordinates and reviews the work of personnel engaged in technical and clerical work involved in preparation for loan transactions on real property for which title is being insured; supervises construction loan disbursement services where offered
  • Provides customers with escrow services as prescribed by company policy, practices and procedures. Closes complex or large premium escrows at customer request or when business conditions warrant involvement.
  • Supervises and participates in customer contact and public relations activities of subordinates.
  • Determines market trends by analyzing current business activities which includes reviewing literature, statistics of escrow orders, and other business-related data; works with sales staff to plan business development activities to improve sales and maintain good working rapport with clients.
  • Keeps abreast of changes in regulations which may affect closings and related work. Up-dates manuals as changes in regulations affect company practices.
  • Completes various reports pertaining to escrow income, personnel and budget as requested by management. Must have the ability to operate in a paperless environment and be proficient with computers/software and email.
  • Consults with and advises customers and subordinates in complex situations involving the obtaining of title insurance coverage and closing of transactions.
  • May travel within area to perform real estate transaction closings at other locations.

KNOWLEDGE, SKILLS AND ABILITIES

  • Thorough knowledge of local techniques, procedures, and regulations involved in the escrow closing of real property transactions; and of the purpose and use of title insurance and of related services.
  • Considerable knowledge of the techniques of title insurance sales, of supervision and of mortgage and construction lending.
  • Analytical ability sufficient to analyze current statistics and literature pertaining to escrow closing transactions and formulate and carry out a business development plan to maximize profit of branch escrow operations; and to close complex escrow cases where errors may result in high monetary losses to the company.

EDUCATION, EXPERIENCE, LICENSING

High school graduation/equivalent; some post high school courses in real estate law and real estate principles desired, with six years of experience in escrow closing, including demonstrated supervisory experience, or an equivalent combination of education and experience.  LPO required and notary preferred.
